Steve Kanoff
Steve Kanoff is Executive Vice President and Partner of Westmount Realty Capital, LLC. He has operational responsibility for all aspects of property acquisition, disposition, development, underwriting, due diligence and asset management. His efforts have been instrumental in bringing significant value to some of the properties within the Westmount portfolio.

Mr. Kanoff grew up in New York, New York, and received a Bachelor’s Degree in Business Administration for the University of Cincinnati. He earned a Master’s Degree in City and Regional Planning from Ohio State University. Mr. Kanoff has worked in real estate and related industries since 1975 and became a principal in 1993. His previous experience with such companies as U-Corp, Lazarus Property Company and Vertex Asset Group included commercial real estate development, property management and investment, spanning a wide variety of commercial property types, from hotels and warehouses to raw land and adaptive re-use projects. In addition, he had experience in design and construction with Trammell Crow Design and Construction Company, and with city planning with the City of Dallas and the Charlotte-Mecklenburg Planning Commission in Charlotte, North Carolina.

Among Mr. Kanoff’s notable achievements with Westmount in recent years are the redevelopment of an historic warehouse into a 203-unit rental loft project in downtown Dallas, and then condo conversion of the project, SoCo Urban Loft Condominiums; and the successful repositioning of Riverside Commons, a campus-like, six-building office complex in Las Colinas, Irving, Texas. The project was converted from single-tenant buildings to a multi-tenant property. Extensive renovation of building lobbies and common areas, improvements to the landscape, as well as building amenities for tenants including a conference center, workout facility and onsite delicatessen, led to attracting tenants, increasing occupancy levels, and eventually negotiating the sale of the project to its lead tenant, Research in Motion, N.A. (maker of Blackberry). The Riverside Commons project also was awarded LEED certification by the U.S. Green Building Council for successfully converting an existing project to green materials and systems.

Mr. Kanoff has served as Chairman of the West End Association in Dallas, and on the Dallas Central City TIF Board. He is currently a full member of the Urban Land Institute and a member of the Real Estate Council. He recently appeared at UT Arlington as a Guest Lecturer for their prototype Certificate Program in Property Repositioning + Turnaround Strategies. UTA's Certificate program was designed to provide insights, knowledge and skills to help resolve current property challenges while improving chances for employment.

 

Mr. Kanoff has served as Chairman of the West End Association in Dallas, and on the Dallas Central City TIF Board. He is currently a full member of Urban Land Institute and a member of the ULI Sustainable Development Council.
